Almost nobody in this trade publishes numbers, which makes it very hard to tell whether a quote is fair. Here is what this work generally runs in Vancouver so you can sanity-check ours and everyone else's.

When drywall work in Vancouver needs a permit

This is the part that costs people money, and we have never seen another Vancouver drywall company mention it. Two situations turn ordinary drywall work into permit work.

Two inspections have to pass before we can board

On permitted work in Vancouver this is the single most common reason a drywall start date moves, and it is worth understanding because it is not something your drywall crew controls.

    Framing inspection

    Happens before any insulation goes in, and after the sheathing membrane and all plumbing, gas, electrical and mechanical rough-ins are done. Framing, beams, fire blocking and draft stopping all have to be visible.

  2. 2

    Insulation and vapour barrier inspection

    Happens once framing has passed and the insulation and vapour barrier are completely installed. The City's own guidance is that interior wall and ceiling finishes should not start until this inspection is approved. The inspector is checking vapour barrier continuity, poly boots on electrical boxes, sealed duct joints and insulation on sprinkler pipe. Every one of those things disappears behind drywall.

Board before those hold points clear and you may be pulling the walls back off. We would rather move your date by three days than do the job twice, so we ask about permits and inspections at the quote stage.

Vancouver Drywall Guys was started in 2024 by a finisher with about 15 years across the Lower Mainland behind them. That is the reason the phone gets answered by someone who can tell you whether your problem is a two-hour patch or a three-day job, and price it on the spot.

It also shapes what we will and will not take on. We do not quote work we are not set up to do properly, and we say so when a job needs a trade we are not. That costs us the occasional job. It has never once cost us a callback.

The workmanship warranty term for your job is written into the quote before we start, so it is agreed rather than assumed.

How much does drywall work cost in Vancouver?

New drywall hung and finished to a paint-ready Level 4 runs about $2.50 to $4.50 per square foot of wall and ceiling surface in Vancouver, and small repairs generally land between $150 and $400. Vancouver sits roughly 20 to 25 percent above the Canadian average because of local labour rates, so national cost calculators will under-quote you.

The number that surprises people is not the rate, it is the area. Surface area runs about 2.5 to 3.5 times floor area once every wall and ceiling is counted, so a 1,000 square foot basement is really 2,500 to 3,500 square feet of drywall.

Do I need a permit to repair or replace drywall in Vancouver?

Patching a hole in a bedroom wall inside your own house does not need a permit. Two situations do, and both catch people out.

The City of Vancouver specifically lists drywall repairs to fire separations in multi-unit residential buildings as permit work. If the damage is in a wall between two units, a corridor wall, a ceiling between suites, or a shaft or service room wall, that is likely a fire separation. Finishing a basement also needs a permit once framing, insulation, vapour barrier or drywall is involved, because at that point it is no longer cosmetic work.

Are drywall contractors licensed in British Columbia?

There is no provincial trade licence for drywall in BC. Drywall is not a compulsory-certification trade, so nobody in this business holds a drywall ticket, and any contractor implying otherwise is describing something that does not exist.

What does exist is a municipal business licence and WorkSafeBC registration. BC Housing licensing applies to residential builders who manage all or substantially all of a new home, which is not a drywall subtrade. So when you see "licensed" in this industry, it means those things rather than a trade qualification.

How do I check that a drywall contractor in BC is legitimate?

Three separate documents, and they prove different things.

A City of Vancouver business licence confirms the business is registered to operate, and you can look it up yourself through the City's business licence search. A WorkSafeBC clearance letter is the one that actually protects you: if you hire a contractor who is behind on their WorkSafeBC premiums, you can be held liable for those premiums for the work they did on your property. The letter has to be addressed to you and confirm the firm was in good standing for your whole contract period, and anyone can request one free from WorkSafeBC. A certificate of insurance is the third, and it should come from the broker rather than forwarded by the contractor.

How long does drywall work take?

Less hands-on time than you would think, and more calendar time. A single room is realistically three to five days even though the actual work is a day or two, because each coat of compound has to dry before the next one goes on.

Vancouver makes that worse than most of Canada. Joint compound wants at least 12.8 degrees and moving air, and drying slows dramatically as humidity climbs. From October to March, Vancouver afternoons sit around 76 to 82 percent relative humidity, which pushes each coat toward 24 to 48 hours instead of 24. We plan around it with heat, ventilation and setting-type compound that cures chemically instead of drying, rather than rushing coats and having the tape let go later.

A small patch is hours plus dry time. A basement runs weeks, mostly because of inspection hold points rather than drywall.

What is the difference between a Level 4 and Level 5 drywall finish?

These are defined by GA-214, the Gypsum Association standard that runs from Level 0 to Level 5. Level 4 is tape plus two coats over flat joints and one over interior angles, with three coats on fastener heads, sanded smooth. It is the normal paint-ready residential finish and it is what most quotes assume.

Level 5 adds a thin skim coat of compound over the entire surface. What forces Level 5 is not budget, it is light and sheen. The standard calls for it with any gloss or semi-gloss paint, dark or deep tones, or critical lighting. In Vancouver that usually means big windows, low winter sun raking along a wall, or wall-washer lighting.

Level 5 adds roughly $1.50 to $3.00 per square foot. Under flat paint in a room with ordinary windows, it is money you do not need to spend, and we will say so.

Do you take small jobs, or only full rooms?

We take small jobs. A single hole, a run of cracks, popped nails, a corner bead someone caught with furniture. Small repairs often go same day or next day, which is most of the reason people call us rather than waiting weeks for a callback.

Worth being straight about the economics: there is a minimum call-out because getting a person and a van to your address costs the same whether the hole is two inches or twelve. If you have a few things that need doing, group them into one visit and you get much better value.

Do you clean up the dust and take the debris away?

Yes, and it is included in the quoted price rather than added afterwards. Sanding is the messiest stage of drywall work, so containment and vacuuming are part of the job, not a favour.

Disposal is a real cost worth knowing about. Gypsum is banned from the garbage across Metro Vancouver, and the residential drop-off program explicitly excludes contractors, so we haul to a facility that accepts commercial gypsum. If a quote you are comparing does not mention debris removal, ask where the old board is going.

How far in advance should I book a drywall contractor in Vancouver?

Two to four weeks ahead for most projects, and longer if you want a summer start. Renovation demand in Metro Vancouver peaks from about May through September and good crews are often booked out for summer by March.

The useful thing about drywall specifically is that it is interior work, so rain does not stop it and Vancouver has no real winter shutdown. October through February is the easier window to book, and it is the same work at the same quality. Small repairs we can usually fit in within days year-round.

Do you work in condos and strata buildings?

Yes, and we work with strata councils and property managers regularly. A few things are worth knowing before you book.

Your strata almost certainly needs to approve the work in writing first if it touches anything structural or anything the strata insures, and that approval realistically takes four to eight weeks. Buildings normally want the service elevator booked a day or two ahead, common areas protected, and work kept to weekday hours. Some ask for a certificate of insurance with a specific coverage limit. Tell us the building when you call and we will work to its rules rather than finding out on the day.

My ceiling texture or old joint compound might contain asbestos. Can you still help?

Yes, but there is a clear line we do not cross, and you should understand it before hiring anyone.

Asbestos was used in ceiling texture and drywall joint compound in Canada into the late 1980s, and you cannot identify it by looking at it. Under BC rules, a qualified person has to identify hazardous materials before renovation or demolition disturbs them. Note that this duty is not tied to a building age, whatever you may read elsewhere, and WorkSafeBC has documented asbestos in buildings much newer than 1990.

We are a drywall contractor, not an asbestos abatement contractor. In BC, even collecting a sample counts as abatement work and requires a licence we do not hold, so we will never offer to test your ceiling. What we do is tell you plainly that testing comes first, point you to a qualified person who can do it, and stand down until you have a written result. If it comes back negative, we get on with the work. If it comes back positive, a licensed abatement contractor removes the material and we come back afterwards to board, tape and finish.
