Two things to get moving early. Your strata likely needs to approve the work in writing before it begins, especially where it touches anything the strata insures, and that realistically takes four to eight weeks. Buildings also normally want the service elevator booked ahead, common areas protected, and work kept to weekday hours. None of that is a problem, but discovering it on the morning of the job is.

We prime repairs and finished surfaces so your paint goes on evenly, but we are not painters and we do not quote finish painting. That is deliberate.

Priming matters and gets skipped constantly. Bare joint compound is far more porous than the wall around it, so it absorbs paint differently and dries to a different sheen. That is called flashing and it is why a repair can look perfect right up until it is painted. We handle that part, then hand you a surface a painter can work on, and we will tell you honestly whether the wall needs painting corner to corner or whether a touch-in will do.

Yes, in the quoted price rather than added later. Sanding is the messiest stage of this trade, so containment and vacuuming are part of the job.

Disposal is worth understanding when you compare quotes. Gypsum is banned from the garbage across Metro Vancouver, and the residential drop-off program explicitly excludes contractors, so old board has to go to a facility that accepts commercial gypsum. If a quote you are weighing up does not mention debris removal, ask where the board is going before you sign it.
